Peter Illingworth - The Green Shoots of Recovery

The Green Shoots of Recovery

At long last Peter Illingworth Estate Agents are seeing the signs of the green shoots of recovery.  The volume of viewings has certainly increased significantly since the start of the New Year, as the days go by enquiries continue to increase.  Right up to the beginning of November last year there was little sign of good news, after all, we had 14 increases in interest rates, hardly surprising that the market was nearly on its knees, however prices in Ryedale held up, supported by little property coming to the market.  At the end of November, we had the first announcement that inflation was down and immediately that put a little optimism into the market, then before Christmas, we had a further reduction.  Little has changed since, however, expectations are of inflation falling further and wages are increasing making mortgage payments more bearable.

On an interesting note in North Ryedale bungalows appear to have been out selling traditional family homes and have sold particularly well in Helmsley, Kirkbymoorside, Pickering and Thornton Dale. The following bungalow locations are hot spots for interest, Pickering: Pool Court, Millfield Close, Rosamund Avenue and Norman Close. Kirkbymoorside: West Pasture and Park Lane.  Helmsley:  Feversham Road and Swanland Close.  Thornton Dale: Farmanby Close, Aunums Close and the Crescent.  With an increasingly ageing population it becomes a priority for purchasers to find where the nearest doctors and dentist surgeries as well as pharmacies are.  We at Peter Illingworth have recognised this and our new website allows applicants to search on our location plans the distances these essential facilities are away from the properties we are offering for sale.

What is happening now? There is broadly interest in everything, however, buyers are not rushing to spend their money but are looking and waiting to pounce when the time is right.  Noticeably those who are, are made up from many who have their homes on the market or are about to put their properties up for sale.  We would encourage sellers to choose their selling agent now and prepare their homes for sale, to ensure they do not miss out on the property of their dreams.  We at Peter Illingworth are pleased to assist clients in moving things forward to give them the best head start. Peter Illingworth expects confidence to rise, followed by a spending spree to coincide with another drop in inflation, and believes this would likely fall in with the forthcoming spring market.  Many parents have chosen to sit it out.  However, time waits for no man and students move up to different schools and parents naturally want the best for their children and will have to consider if the local school is performing at a satisfactory level or be forced to move into a different catchment area.  Our website has been designed to assist parents in locating the quality of schools in the area by colour coding their rating on a plan and distance from the individual properties for sale, plus providing details of the latest Ofsted reports as well as information on if the schools are oversubscribed or not.

First-time buyers have been subdued, however, even they are now starting to raise their heads above the parapet.

Certain villages are hotspots and comprise of, Harome, Lastingham, Gilling, Oswaldkirk, Hovingham, Sinnington, Marton, Hutton le Hole, Gillamoor, Fadmoor, Appleton le Moors, Cropton, Levisham, Hutton Buscel, Wass, Gilling, Kilburn, Boltby, Coxwold, and Husthwaite.  Many of these are complimented by having highly regarded pubs with restaurants.

Finally, properties within the North York Moors National Park are popular, particularly Farndale, Rosedale and Glaisdale.  Many of these properties are individual and very pleasing to the eye, if they have land all the better.  There is very much a national market place for these and this is where the Peter Illingworth’s Mayfair Office can assist in widening the appeal for these types of properties.
