Avoid a Ball and Chain Contract

When instructing an estate agent it’s easy to overlook a very important part of their contract. An inexperienced seller can be beguiled by an unprofessional agent offering a tempting combination of a low fee and a high valuation, and sometimes unwittingly enter into a contract where he or she is tied in to that one agent for several weeks or even months.


This is not a good idea as if a buyer does not appear the seller is not free to change agents and could miss valuable opportunities.  Also, having locked a client in to a long contract at an over-optimistic and unachievable selling price, that agent will undoubtedly then lobby the seller hard for a reduction in the asking price - which he has over-inflated in the first place.


It therefore pays to choose your estate agent carefully, be realistic on price – and above all read the small print.
